South of Atlanta, the growing master-planned town of Trilith is building a housing option for buyers seeking a country escape (or permanent urban escape) without blockbuster budgets.

Billed as “attainable housing” and a “backlot townhome opportunity,” the row of 10 rustic-modern, for-sale units is under construction near Trilith Live, the Town at Trilith project’s long-promised entertainment and creative component.

All 10 townhomes have come to market in recent days with Berkshire Hathaway HomeServices Georgia Properties, priced between $449,000 and $459,000. (That’s not exactly deeply affordable housing, but consider that another new section of Trilith called Enclave has priced its homes starting at $3.5 million.)

The townhome prices (around $450 per square foot) buy the same two-story footprint: 1,005 square feet, with two bedrooms upstairs joined by a jack-and-jill full bath, and a half-bath downstairs near the living room and kitchen.

Monthly HOA fees of about $237 are another consideration.

Renderings by Peachtree City-based Jefferson_ architects indicate the 5th Street project will be called The Mill, per façade signage.

The project will have dedicated parking but no garages, and a rule of owner-occupants only. Access to Trilith’s “world-class amenities” and generally being “at the center of it all” are cited as perks, per listings.

The project is scheduled to deliver in February.

Down the street, Trilith officials have said Trilith Live’s second phase is on pace to deliver in late 2025, with a marquee attraction 2,200-seat theater (400 seats larger than initially planned) designed to host concerts, conventions, and performing arts shows.

Phase two will also include a luxury, multi-screen cinema with private viewing options and a 51,000-square-foot communal plaza for outdoor gatherings, festivals, and other activations. An adjacent, 730-space parking deck has been called by Trilith officials the first of its kind in Fayette County.

Trilith marked a milestone last year by debuting its 193-key boutique hotel component, Trilith Guesthouse, with two food-and-beverage offerings.

All told, Trilith’s 235-acre residential and mixed-use districts are expected to see 750 homes, 600 multifamily lofts, and roughly 300 hotel rooms when finished. Designs also call for 15 miles of nature trails, 19 parks, 54 acres of preserved forest, and what’s been described as “one of the most sophisticated and welcoming dog parks in the world.”

It all initially broke ground in Fayetteville, about 27 miles south of downtown Atlanta, in 2016.
