Vertical construction has kicked off for a project that’s been described as “a testament to New-Urbanism planning” near the historic downtown of a growing south metro city.

Build-to-rent townhome venture Morgan Park is claiming a 9.3-acre site in Fayetteville, located within walking distance of the city’s downtown where E. Lanier Avenue meets Booker Avenue.

Officials with Alpharetta-based Parkland Communities, the project’s developer, say the 124 BTR options will add walkable, essential, and attainable housing with onsite perks.

An extensive process of land development preceded the start of actual construction in recent weeks; Parkland officials say framing has begun on the first 10 homes and that first move-ins are expected by Christmas this year.

Plans call for two open-concept floorplans at Morgan Park: The Laurel (two bedrooms and two and ½ bathrooms in 1,600 square feet) and The Dogwood (three bedrooms, two and ½ bathrooms with a loft in 1,950 square feet).

Rents at Morgan Park will start at $2,400 monthly, to include all maintenance, Parkland reps have said. That entry price was described in a 2024 project announcement as “surprisingly lower than homeownership costs.”

Both floorplans include single-car garages, washers and dryers, community park views, and what’s marketed as “oversized” primary suites with large walk-in closets and dual-vanity bathrooms.

Parkland’s goal with Morgan Park is to create a parklike setting with a central town green and 10 residential buildings surrounding it. Also at the heart of the project will be two pools, a large cabana, a playfield, and a mail kiosk.

The New Urbanism reference is a nod to both downtown walkability and the rear-entry, stacked units that overlook the main greenspace, where social interactions among residents will be encouraged.

Morgan Park’s site is about four and ½ miles from the growing Trilith studio complex and mixed-use mini city,where entertainment component Trilith Live is on pace to open this year alongside new home products. Downtown Atlanta is 23 miles north.

Project officials also cite proximity to the U.S. Soccer Federation’s under-construction National Training Center and Headquarters in Fayette County as a plus. That 200-acre project is expected to cost north of $200 million and create some 400 jobs for the area.
