After big price slices, modern dwellings eclipse half-sold status Josh Green Wed, 11/05/2025 - 08:23

Following reductions of more than $200,000 from initial pricing, in some cases, a distinctly modern, infill townhome project near Atlantic Station and a fresh Beltline pathway has eclipsed half-sold status.

Just south of Interstate 75, tucked on a hillside off Northside Drive, the 622 Bellemeade Ave. project is called The Berkeleys as a nod to its neighborhood, Berkeley Park.

As construction finished, the project has become substantially less expensive. It counts 11 homes total, arranged in a straight row.

When The Berkeleys’ first dwellings began coming to market in 2023, prices started at $845,000 and climbed to $880,000.

For remaining units, the asks have since dropped to between $625,000 and $699,000. (Monthly HOA fees of $350 are another consideration.)

Listings records indicate six of the townhomes have closed sales or are under contract now, with a $7,000 incentive in paid closing costs being offered. All townhomes have four-story floorplans, with between 2,560 and 2,590 square feet, according to sellers Atlanta Fine Homes Sotheby’s International Realty.

The Long Real Estate Developers venture replaced a brick bungalow and small, neighboring parking lot a couple of years ago.

A shopping-center cove that includes food options Little Azio, Ginja Izakaya, and Grecian Gyro is located across the street, to the north. Also in that direction, a State of Georgia office development that will reportedly stand 15 stories recently broke ground.

The Berkeleys’ location is roughly two blocks north of the Beltline’s new Northwest Trail segment that opened in August, with The Grove brewery and restaurant attached. Other sections of that trail have recently opened or are under construction now.

That Beltline opening appears to have helped The Berkeleys’ Walk Score, which has bumped up three points since last year to qualify as a “very walkable” 78.

Meanwhile, the location’s Bike Score is a “bikeable” 54 (warning: monstrous hills) and the Transit Score a lower 32, or what’s considered “some transit.”

All townhomes at The Berkeleys count three bedrooms and two and ½ bathrooms, with fenced-in courtyards off the kitchen and family room levels.

Other perks are listed as two-car garages, skylights over stairwells for cascading natural light, quartz countertops, and soft-close cabinetry. Each home is topped with a roof terrace facing the city, but outdoor kitchens with gas grills and refrigerators are optional.
