300-unit Gwinnett development a go near Rowen megaproject Josh GreenWed, 03/11/2026 - 16:00A Midwestern developer with a growing presence in metro Atlanta is moving forward with a sizable mixed-use bet on Gwinnett County’s suburban frontier. Indiana-based Thompson Thrift recently announced plans for a 300-unit Dacula community called “Lineage” off Ga. Highway 316, a popular route between Atlanta and Athens.According to project leaders, the 801 Harbins Road site is less than three miles from the growing Rowen megaproject, a 2,000-acre venture expected to function as an education-focused mini city with up to 100,000 jobs once finished. Other area landmarks include a new Publix-anchored retail center within a quarter mile, per the development team. Google MapsPlans call for Lineage to be spread across nearly 15 acres with its 300 rentals—ranging from one to three bedroom options—spread across four-story buildings.
