What’s the matter with The Beacon? Josh GreenFri, 03/13/2026 - 15:18Kirkwood resident Taylor Cross, like many Atlantans, used to be a regular patron of The Beacon, the trendy Grant Park warehouse district that had fully sprung to life, oddly enough, during the COVID-19 pandemic. For several years, the Beacon offered a wide variety of artists’ wares, services such as a medical clinic, and eclectic food-and-brews destinations in a convivial, tucked-away setting that could feel on weekends like one immense brewery patio, with a direct connection to the Beltline’s unpaved, interim Southside Trail. On a recent visit, however, Cross was saddened to see that—by his unofficial estimation—maybe 35 percent of The Beacon’s retail space was occupied. (A current leasing map overview of the property indicates his guess can’t be far off.) “It used to be pretty awesome, but Eventide Brewing, Elsewhere Brewing, the barbershop, the tattoo shop are all gone, and that whole food hall concept is basically empty,” said Cross. “It’s right off the upcoming Beltline… It’s too valuable a parcel to sit derelict. Hopefully something happens soon for the folks in those neighborhoods.”The folks in adjacent neighborhoods, of course, share that sentiment. And according to The Beacon’s leadership, reasons to be optimistic abound as chilly winter months give way to spring.

Overview of The Beacon’s current retail situation and proximity to the under-construction Southside Trail. The Beacon Grant Park/JLLUnveiled in concept form a decade ago—when virtually all warehouse spaces were vacant and shabby at best—the district spans 9 acres along the southern rim of Grant Park, with Peoplestown and Chosewood Park next door. The 20-building Pratt Stacks condos started delivering immediately east of The Beacon in 2018 and finished several years ago, establishing a fresh customer base of hundreds of people. When completed, The Beacon offered about 80,000 square feet of retail space overall. The original developer, Pellerin Real Estate, invested $30 million into revitalizing the six industrial warehouses, before selling to former Krog Street Market owners, Charlotte-based Asana Partners, in 2021. A broader downturn in the brewery industry contributed to the closing of the area’s two cornerstone brewhouses in 2024. The Beltline’s interim Southside Trail pathway—a lifeline for The Beacon from the south—went under construction that same year, rendering it off limits for joggers, walkers, and bicyclists. Beltline schedules now call for opening the fully paved trail within about three months. Robert Selby, Grant Park Neighborhood Association president, thinks of The Beacon today as being “essentially in a transitional holding pattern,” though it’s finished and ready for occupancy. “[It’s] now waiting on tenants and the Beltline Southside Trail to officially open,” Selby wrote via email.

Next door to The Beacon, popular pandemic-era hangout Eventide Brewing closed in summer 2024. Josh Green/Urbanize AtlantaCommercial real estate and property investment firm JLL is in charge of The Beacon’s leasing efforts today. Allie Spangler, JLL vice president, said the firm’s objective over the past 18 months has been to reposition and re-merchandise the project to become “the go-to neighborhood center of Grant Park.” JLL didn’t respond to questions regarding how much space is vacant at The Beacon versus what’s leasable. “We’ve been making a lot of great retail leasing progress at the project,” Spangler wrote via email, “and [we’re] excited about the new Beltline stairs under construction at Grant Street that should be completed prior to the World Cup.”

Josh Green/Urbanize AtlantaJLL’s approach with leasing has been to “target elevated daily needs with a sprinkle of best-in-class local” food and beverage options, according to Spangler. She provided Urbanize Atlanta with this summary of recent deals: The Little Gym (now open); Earthwise Pets (under construction); Sugarcoat Nails (under construction); Kinship Butcher (targeting a fall 2026 opening); and Neighborhood Gaming Café (lease just finalized). “We have several other deals currently at lease [or] in negotiations, so more to come soon,” Spangler noted.
