Housing node rises up along Avondale Estates’ main thoroughfare Josh GreenFri, 04/03/2026 - 16:33A recently finished Complete Street overhaul isn’t the only significant change afoot along Avondale Estates’ main drag. Atlanta-based developer TBG Residential is constructing the city’s first new senior housing project, The Overlook at Avondale Estates, at 2741 E. College Ave.The project is nearing its max height at the corner of East College Avenue and Brown Place, replacing a former auto service lot.  The site is less than half a mile east of MARTA’s Avondale station—with Avondale Estates’ downtown commercial village roughly equidistant in the opposite direction. altConstruction progress this week on The Overlook at Avondale Estates, where Brown Place (left) meets East College Avenue. Google MapsSarah Buckner, TBG’s senior development manager, tells Urbanize Atlanta the 66-unit project is currently about 40 percent complete. It calls for affordable-rate apartments reserved for tenants age 55 and older, consisting of 27 one-bedroom units and 39 two-bedroom options. On average, per Buckner, The Overlook will be reserved for residents earning at or below 60 percent of the Area Median Income. Rents will range from roughly $800 to $1,600, for one-bedrooms averaging 750 square feet or two-bedroom units with 950 square feet on average. The building’s ground floor, facing College Avenue, will feature a community room, computer room, and fitness center. According to TBG officials, current renderings for The Overlook are outdated. We’ve asked for alternative project visuals, if available, and will add them to this story should they come. altThe East College Avenue site’s former use, as seen three years ago. Josh Green/Urbanize AtlantaThe Overlook is being funded through federal and state tax credits, along with two loans from the Department of Community Affairs, per Buckner. TBG’s M.O. is to handle development, construction, and property management of its projects in-house.“We anticipate placing the property in service in January 2027,” Buckner wrote via email, “and will begin leasing immediately thereafter.”Swing up to the gallery for more context and photos. **…**Follow us on social media:Twitter / Facebook/and now: Instagram  • Avondale Estates news, discussion (Urbanize Atlanta)Tags2741 E.
