Fresh images: Atlanta’s next condo high-rise officially breaks ground Josh GreenWed, 04/08/2026 - 15:27As of this week, nearly 200 for-sale, multifamily residences are officially in the construction pipeline of what developers are calling one of the Southeast’s premier luxury destinations.  Florida-based real estate development and investment firm Kolter Urban has broken ground on the company’s third high-rise condo venture in Buckhead, the 20-story Elyse Buckhead at 102 W. Paces Ferry Road. A batch of fresh project renderings, as seen below, accompanied today’s groundbreaking announcement. According to development officials, the construction milestone comes as the 194-unit project is nearing almost $60 million in condo presales. Kolter Urban’s previous two condo tower projects along Peachtree Road in Buckhead—Graydon (22 stories) and sister project Dillon Buckhead (18 stories)—were both nearly sold out prior to opening. Current pricing at Elyse starts at just shy of $1 million for one-bedroom options in about 1,400 square feet, marking the highest entry point of any Kolter Urban project in Atlanta. That includes three separate terraces, with views in every direction but north. “Atlanta has consistently been a strong and important market for Kolter Urban, and [the third tower project] represents a natural next step in our continued growth in the city,” said Aaron Taulbee, Kolter Urban’s regional president, in today’s announcement. The newest tower, as designed by Rule Joy Trammel + Rubio architects, is described as a “modern architectural presence” that “complements the neighborhood’s character while bringing a refined, contemporary identity to the area.”The building’s indoor and outdoor amenities will total about 63,000 square feet, per developers. altPlans for the Elyse Buckhead arrival area. Courtesy of Kolter UrbanaltCourtesy of Kolter UrbanAn elevated terrace is designed as a central gathering place, with a cabana-laden pool, outdoor lounges, open-air kitchen, fire pit, and landscaped zones. Other onsite perks will include a dog park and pickleball court, a sports lounge (with simulator), a screening theater, a private dining room with catering kitchen, and a fitness center with a movement studio, sauna, steam room, and cold plunge, per officials.  The Elyse location was formerly the longtime home of a small shopping center called Buckhead Plaza. Kolter Urban closed a year ago on the 3.3-acre site for $38 million, according to Hailey Realty Company, the deal’s transactional broker. Elyse’s delivery is forecasted for the fourth quarter of 2028 and first quarter of 2029, project reps have told Urbanize Atlanta. As with Kolter Urban’s earlier Atlanta projects, no retail is planned. Atlanta Fine Homes Sotheby’s International Realty is leading sales for the Elyse project.
